Verifies application information, including income verification, when needed. Forwards to the property manager for final approval. Processes Lease Applications Direct contact with tenants and new applicants for new properties. Tenant Coordinator Responsibilities(Tasks Associated with the Role) Promotes rapport with tenants and building staff Ensures overall high-quality Customer Service for tenants, including work orders and tenant requests Assists in all general office duties involved in maintaining service to the tenants and owners Assists in maintaining all building common areas and multi-tenant floor signage. Resolves any vendor calls or issues regarding payment of invoices Maintains inventory of office supplies- order building and office supplies as needed Maintains lease, vendor, and building files. Create new files as needed. Maintenance Coordinator Responsibilities(Tasks Associated with the Role) Ensure a positive resident experience Qualify incoming work orders by asking exploratory questions regarding the maintenance concern Troubleshoot maintenance issues Dispatch service through the preferred vendor network Follow up on work orders consistently until completion Compare invoices to the requested work and address discrepancies Manage the Vendor network Schedule and perform semi-annual surveys of every property in the portfolio Source new vendors and promote lasting relationships with current vendors Execute all other duties assigned by the Company Owners or Property Executive Assistant Responsibilities(Tasks Associated with the Role) Entering invoices and bills in the PM software Update lease forms and documents Ensure all tenants and owners’ insurance programs are up to date Overseeing and responding to resident’s requests and complaints Ensuring rent is paid on time Support the enforcement of the lease when necessary Call delinquent balance Prepare and send electronic lease and appropriate paperwork Notify owners and communicate status updates to staff Entering data and uploading documents to our management software Portfolio Manager Responsibilities(Tasks Associated with the Role) Assist all outside vendors with property issues Manage property inventory Supervise all property staff Managing a portfolio of single-family homes Oversee and coordinate leases Update and improve properties to increase return on investment Ensure all work order and repair requests are processed in a timely fashion Enforce property and associations’ rules and regulations Complete property inspections; move in, move out and periodic Process security deposit disbursements Managing Client & Resident relations. Coordinating make ready process on vacant properties BDM Responsibilities(Tasks Associated with the Role) Perform “intentional outreach activities” including phone calls, face-to-face appointments, office drop bys, joining and attending virtual networking groups, and presentations Fill, maintain, and work the active campaign pipeline Nurture the existing and past clients in order to create raving fans Identify new social media channels where our ideal avatar spends their time.
