Consulting

Consulting for Property Management Companies

A growing portfolio can expose gaps in how your team works, what you charge, and how you win new clients. Our consulting services help you understand what is limiting performance and make practical changes, from clearer team responsibilities to a fee structure that reflects the work you deliver.

The problem

What Keeps a Growing Company Stuck

When a property management company stops growing, the cause is rarely capability. A few constraints keep pulling the owner back into daily work. In this video, Matthew Tringali, BetterWho’s co-founder, explains the five he sees most often in the companies we coach and consult.

  • It Is Easier to Do It Yourself

Handling a task yourself is often quicker this time. Repeated week after week, it keeps you in the details and gives your team little chance to take on more.

  • Too Little Margin to Invest

When the business is built with too little margin, nothing is left for the people, tools, or support the next stage needs. The company stays the same size because it cannot fund the step forward.

  • The Wrong People in the Seats

You may be ready to delegate, but delegation works only when roles are clear and the people in them have the skills and training to do the work. Otherwise, the work comes back to you.

  • No One Connecting the Business

An integrator connects operations, finance, and growth so the owner does not have to. Few companies have one, and the role is difficult to fill by hiring or promoting quickly.

  • Growth Depends on One Person

At your size, one business development manager often carries both marketing and sales. No one is strong at every part of both.

Consulting Services

  • Operational Framework

    BetterTeam Consulting

When capable people still need you to coordinate their work, the company may have outgrown its management practices. BetterTeam Consulting helps your leadership team establish clear roles, decision authority, performance measures, and meeting routines, then put them into daily use.

  • Revenue and margin

    BetterRevenue Consulting

If your portfolio is growing but profit is not keeping pace, BetterRevenue Consulting examines the economics behind the work. We review fees, service scope, and revenue per property, then help you plan and introduce changes with clear communication to property owners.

  • Paid diagnostic

    Mystery Shopping

See your sales process through a prospective property owner’s eyes. This paid audit reviews the experience across your website, email, phone, and Google Business Profile, alongside selected competitors. You receive findings and recommendations; work to implement them is a separate engagement.

  • Combined engagement

    BetterTeam + BetterRevenue COMBO

When team performance and profitability need attention together, COMBO coordinates both consulting services. We connect the revenue plan with the roles, capacity, and management practices needed to deliver it, so changes to pricing and operations support one another.

  • Add-on

    Business Audit

A one-time review of how your business runs today across Team, Systems, Profit, and Growth, with the priorities to address first.

Scope

How Our Consulting Works

BetterTeam, BetterRevenue, and COMBO follow three stages: Diagnose, Design, and Deploy. We agree on the scope and your team’s involvement before starting. Mystery Shopping follows a separate audit process and concludes with findings and recommendations.

  1. Diagnose

We examine the relevant business information and speak with the people involved to understand where work or financial performance is falling short. Together, we identify the issues the engagement needs to address.

  2. Design

We develop the changes with you, whether they concern team structure, management practices, or the revenue model. The plan establishes priorities, responsibilities, and a practical sequence for putting the changes into use.

  3. Deploy

We support your team as it introduces the agreed changes, reviews progress, and addresses difficulties. The aim is for your people to use the new practices consistently and take ownership of the work.

Consulting in Practice

Rapid growth left Pamela Coley and her team stretched across too many responsibilities. Her work with BetterWho combined BetterTeam Consulting, Executive Coaching, and RTM Direct to strengthen the team and make delegation more effective.

Result
With clearer structure and additional team members, Pamela was able to take a ten-day vacation while the business continued operating.

Client Experiences

We have been in business for 40 years and are very successful, but we wanted to take the next step for growth and efficiency. Matthew did a fantastic job of guiding us through that process. He helped us restructure our staffing, set Key Point Indicators, and formulate long and short-term goals. Most of all, he was accessible and invested in our process. He wanted to see us succeed, not just meet with us and forget about us after.

  • My expectations have been surpassed. I really didn’t think I was ever gonna get out of this hole. With the help of BetterWho, I had to get out of my own mindset that if I don’t do it, it’s not gonna get done right. Now, things are a lot more organized. Everyone knows what they’re responsible for, and we’ve been able to take steps on improving processes, and procedures, and making meetings more efficient.

FAQ

Questions About Our Consulting

How the engagements run, how they combine, and where to start.

  1. What is the Diagnose, Design, Deploy method?

Diagnose, Design, Deploy is the three-phase method BetterWho uses in BetterTeam Consulting, BetterRevenue Consulting, and COMBO engagements. Diagnose identifies what is actually limiting the business. Design turns that diagnosis into a practical operating model and 90-day plan. Deploy puts the changes into practice and builds the habits that make them stick, until the client team owns the new way of operating without relying on the consultant.

  2. What is the BetterWho COMBO consulting engagement?

The COMBO engagement combines BetterTeam Consulting and BetterRevenue Consulting for property management companies whose team and economic constraints are limiting growth at the same time. COMBO costs $2,500 per month for small teams (1–4 people), $2,750 for medium teams (5–15), and $3,000 for large teams (16+), plus a signup fee equal to one month. COMBO requires a 90-day commitment and continues in consecutive 90-day terms.

  3. Why does BetterWho work in 90-day cycles?

BetterWho works in 90-day cycles because 90 days is long enough to produce a meaningful, measurable result and short enough to keep a property management team focused. BetterWho consulting and coaching engagements run in consecutive 90-day terms, clients set 90-day priorities, and new members of The WhoCrew aim to improve one North Star metric by day 90.

  4. Can I combine BetterWho services?

Yes. Many BetterWho clients combine services. The COMBO engagement pairs BetterTeam Consulting with BetterRevenue Consulting. Current BetterWho coaching and consulting clients can join The WhoCrew for peer support alongside their engagement, and any client can add RTM Direct placements to build capacity. BetterWho's Mystery Shopping audit often feeds into consulting, coaching, or staffing work.

  5. Does BetterWho offer a free consultation?

Yes. BetterWho offers a free consultation call for its consulting engagements (BetterTeam Consulting, BetterRevenue Consulting, and COMBO), its coaching programs (Executive Coaching and Growth Coaching), and RTM Direct placements and plans. Products that are purchased directly, such as Mystery Shopping, courses, the PM Company Brain - Notion Template, and candidate screening, do not include a consultation call. The consultation identifies what is keeping the business dependent on the owner and matches the owner with the right BetterWho service.

Which Part of Your Business Needs Attention First?

You may know where the pressure is showing without being certain what is causing it. On a strategy call, we will discuss how your company is operating and help you decide which consulting approach fits.
